1. Introduction
Welcome to AEM Property LTD ("we", "us" or "our"). By booking a stay with us, you agree to the following Terms & Conditions. These terms apply to all reservations made directly through our website.

2. Booking & Payment

• Guests must be at least 18 years old to book.
• Full payment is required at the time of booking unless otherwise stated.
• We accept payments via Stripe, PayPal or bank transfer.
• A refundable security deposit of £100 is charged at the time of booking. It is refunded in full to your original payment method within 3 days of check-out, subject to inspection (your bank may take a few further working days to show the refund).

3. Cancellation & Refund Policy

• Cancellations made more than 1 day before check-in will receive a full refund.
• Cancellations made within 1 day of check-in are non-refundable.
• No-shows are non-refundable.
• If we must cancel your booking due to unforeseen circumstances, a full refund will be issued.

4. Check-In & Check-Out

• Check-in time: 3:00 PM. Check-out time: 11:00 AM.
• Early check-in or late check-out may be available on request and may be subject to additional fees.

5. House Rules

• No smoking: Smoking is strictly prohibited inside the property. A cleaning fee of £30 will be charged for violations.
• No parties or events: Unauthorised gatherings will result in immediate termination of the booking with no refund.
• Maximum occupancy: The number of guests must not exceed the maximum occupancy stated for the apartment booked.
• Noise: Please respect quiet hours between 11:00 PM and 6:00 AM.
• Pets: Pets are not allowed.
• Damage: Guests are responsible for any damage caused during their stay. Charges may apply.

6. Liability & Disclaimers

• We are not liable for any injuries, accidents or loss of personal belongings during your stay, except where required by law.
• Guests are responsible for their own safety and for securing their valuables.

7. Privacy

• We collect guest information such as name, contact details and payment information solely for booking purposes.
• Your data will not be shared with third parties except as required to provide your stay or by law. See our Data Policy for full details.

8. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.

9. Changes to Terms
We reserve the right to modify these Terms & Conditions at any time. Guests should review them before making a booking.
